General Statement of Job
Under the supervision of the Park Manager, the Maintenance Specialist II Cooper River Marina will direct and perform the efficient and effective maintenance of the Cooper River Marina. These duties include staff supervision, the maintenance and upkeep of all physical facilities and utilities, customer service, budgetary oversight and risk management. This working supervisory position is expected to function independently, make competent decisions, demonstrate good judgment and perform manual work. This position will work and support all aspects of its district, special events including The Holiday Festival of Lights, and other areas as needed. The position requires evening, weekend and holiday work. “On call” status for emergency or unusual situations is required.
Specific Duties and Responsibilities
Functions as the highest level maintenance employee at the Cooper River Marina.
Prioritizes and assigns work tasks. Monitors progress of work assignments and quality of work performed. Performs on-site work supervision.
Researches, evaluates and implements new installation and/or repair of infrastructure including roads, parking lots, picnic areas, buildings, docks, rental facilities and miscellaneous utilities.
Repairs, maintains and installs all types of electrical, plumbing, carpentry, painting, signage, equipment, materials, roofing, building infrastructure and basic mechanical systems.
Maintains grounds, turf, trees, landscape materials, picnic areas, drainage systems, wetland borders, ponds, irrigation systems and natural buffers. This includes mowing, pruning, weeding, erosion control, chemical applications, planting and any other grounds maintenance.
Responsible for the maintenance and repair of environmentally sensitive areas.
Responsible for the operation, maintenance, and repair of irrigation systems for turf and formally landscaped areas/facilities.
Performs custodial duties including dusting, sweeping, scrubbing, polishing, washing, sanitizing, and cleaning of restrooms, pools, deck areas, docks, rental facilities, buildings and fixtures throughout the park.
Performs duties related to the general upkeep of the park including litter picking, the removal of trash and debris and pressure washing.
Communicates with all park personnel on the status of rental facilities, routine maintenance and special projects.
Maintains a positive rapport with the public by responding to suggestions, complaints, concerns, and criticisms from the general public in an effective and timely manner. Assists facility staff with problem-solving in crisis situations. Analyzes park visitor assessments; recommends adjustments in procedures and personnel.
Provides proper training and monitoring of equipment, tool and vehicle operation, safety, and maintenance. Responsible for complying with OSHA, DHEC and other related safety standards. Submits training records as required.
Required Knowledge, Skills, and Abilities
- Ability to effectively supervise, motivate, evaluate, direct and discipline part time staff and volunteers
- Knowledge of sound inventory and fiscal management procedures including the planning, implementing and monitoring of an annual budget.
- Ability to provide outstanding customer service to our visitors
- Knowledge of computers, Kronos Timekeeper and various application software
- Knowledge of the principles and practices relating to all park maintenance functions
- Ability to communicate with vendors, engineers and contractors
- Knowledge, skill, and experience with the operation, maintenance and repair of a wide variety of vehicles and equipment
- Ability to operate and train staff on various equipment, both large and small
- Knowledge of safety regulations and personal protection equipment
Minimum Training and Experience
High School Diploma or GED Required. Two years relevant experience preferred. Two or more years of supervisory experience preferred. SC driver’s license required. Licensing and certification as appropriate for area of expertise. SC driver’s license required.
Working Conditions and Physical Abilities
Work is of a combination of office and outdoor environments. Must possess a clear speaking voice and the ability to communicate. This position is sometimes stressful due to the high volume of public contact. This position requires a professional demeanor and an orientation towards customer service.
Must be physically able to operate a variety of machines and equipment including heavy equipment, power and hand tools, vehicles, etc. Must be able to exert up to twenty pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.
While performing the duties of this job, the employee is regularly required to sit and talk or hear. The employee is required to stand, walk, and reach with hands and arms. On occasion, the employee is required to be able to lift heavy boxes and to set up and tear down operations.
The employee frequently is required to use hands to finger, handle, or feel. Physical demands are in excess of those for sedentary work; work involves walking, standing, pushing, pulling, stooping, crouching, climbing, balancing, etc. Must be able to lift and/or carry weights of up to 50 pounds.
This position requires that work be completed onsite as the primary responsibilities of this position requires onsite maintenance.
